The honest answer depends on the surface, but Maryland's climate — humid summers, wet springs, and plenty of shade from mature trees — creates ideal conditions for algae, mold, and mildew to take hold faster than in drier climates.
Here's a general guideline for homeowners in Baltimore, Carroll & Howard Counties:
House washing (siding): Once a year for most homes. If your property is heavily shaded or backs up to trees or woods, you may notice buildup returning faster and benefit from cleaning every 9-12 months.
Driveways, sidewalks & concrete: Once a year is typically enough to prevent algae and staining from becoming embedded in the surface, though high-traffic areas may benefit from cleaning every 6-9 months.
Roof washing: Roofs don't need annual cleaning the way siding does — every 2-3 years is usually sufficient, or as soon as you notice the dark streaking caused by algae (Gloeocapsa magma), since catching it early protects your shingles longer.
